What Is the Sale-to-List Price Ratio?

The sale-to-list price ratio measures how close a home's final sale price is to its original listing price. A ratio of 100% means the buyer paid exactly what the seller asked. Above 100% signals a competitive market where buyers are bidding over the asking price — a clear seller's advantage. Below 100% means the seller accepted less than the list price, giving buyers negotiating power.

Why it matters: For buyers, a low sale-to-list ratio in a market signals negotiating leverage — sellers are cutting prices to close deals. For sellers, a high ratio confirms demand is strong and pricing can be held firm. Tracking this ratio over time helps both sides understand whether conditions are shifting and when to act.
